Everything you need to run a mixed EU rental portfolio.
Saldovi brings short-term and long-term rentals into one platform — and folds financing and utilities into the numbers most tools leave out. Here’s everything inside, grouped the way operators actually work.
The real net, not the gross.
The reason Saldovi exists: every property gets a true profit-and-loss view — revenue in, expenses and mortgage out — rolled up across the portfolio and in euros.
Per-property profit & loss
True profit per property, financing included.
Every property gets its own P&L: revenue in, expenses by category out, and crucially the mortgage payments that other tools ignore. You see contribution per property across the portfolio, not just a top-line total. The accountant-friendly view your spreadsheet was always trying to be.
12-month revenue & expense trends
See the season before it hits you.
Rolling 12-month charts for revenue, expenses and occupancy reveal the shape of your year. Spot the shoulder-season dip, the cleaning-cost creep, the month the mortgage rate stepped up.
Data export
Your numbers, in your accountant’s hands.
Export your financial data (paid plans) so reconciliation, tax prep and owner reporting happen outside Saldovi when they need to. Your data is never trapped.
Realised-revenue engine
Recognise income when it’s actually earned.
Bookings aren’t cash until the stay happens. Saldovi realises short-term revenue on a per-source rule — one day after check-in (Airbnb), after check-out (Booking.com), immediately (direct) — and lets each user toggle unrealised revenue out of their figures entirely. Forecast and actuals stop blurring together.
Cancellation & refund accounting
Cancellations that don’t break your books.
Record what you refunded to the guest and what you retained, per cancellation. Retained payouts flow back into the P&L in the month they occurred and count as revenue with zero nights — so occupancy and ADR stay honest while the cash you kept still shows up.
The short-term side, done properly.
Log bookings from any source with the full pricing model, keep one colour-coded calendar for every property, and know every guest who has stayed.
Multi-source bookings
Airbnb, Booking.com, VRBO and direct in one list, with the full pricing model — room fee, discount, cleaning fee, total, platform fee, revenue. The source dropdown only shows the channels that property is actually listed on.
Cancellation policies per source
Airbnb presets, Booking.com presets plus custom, free-text for direct and VRBO — with configurable free-cancellation deadlines and a cancellability indicator. Per-property defaults prefill so you’re not re-entering policy every time.
Calendar with iCal feeds
A month calendar with multi-day booking bars and service-visit chips. Publish a live iCal feed — org-wide (with financial totals, admin only) or per-property (operational only, safe to share) — and subscribe in Google, Apple or Outlook. Each property can be its own colour-coded calendar.
Guest profiles & reviews
A guest directory with contact details, ratings and booking history, plus reviews per stay. Inline guest creation means you never break flow to add someone new.
A five-star arrival, without another app or login.
Every booking gets one private, mobile-first portal — check-in details, house rules, Wi-Fi, parking, your house manual and the local area guide. Financials are stripped automatically, and you stay in control.
Everything from check-in to check-out
Arrival to departure, in one place.
The arrival window and door code, Wi-Fi, parking and house rules — the answers a guest texts you about at 11pm, already on the screen. No PDF attachments, no copy-pasted instructions.
House manual and area guide
Appliance how-tos beside local picks.
A per-property house manual (how the heating works, bin days) sits next to your org-wide city guide under Property and Area tabs — so the same recommendations serve every guest, and the manual stays specific to the unit.
One private link, no login
A guest page with no app and no leaks.
Share a single tokenised link — 256-bit, no account to create — that opens a clean mobile-first portal. It expires automatically 30 days after check-out, so old links don’t linger.
You stay in control, and aware
Preview safely; know when they arrive.
Financials never reach the guest payload. Preview the portal as a guest without tripping any tracking, and get a push the first time a real guest opens their link — so you know they made it.
The long-term side, in the same ledger.
Leases, tenants and rent payments feed the very same per-property P&L as your short-term income — no second accounting tool, no reconciling.
Lease & tenant management
Long lets, tracked properly.
Lease terms, tenant profiles and rent payment recording — including late-fee handling — feed the same per-property P&L as your short-term income. One property can hold both a lease history and a booking history without conflict.
Rent payments
Every payment, on the record.
Record rent as it comes in, flag late payments, and watch it land in the property’s profit view alongside short-term revenue. No separate accounting tool for the long-let side.
The unglamorous numbers that decide profit.
Mortgages, utilities, service visits, expenses, inventory and supplies — the costs other tools leave out, captured and folded into each property’s P&L.
Mortgage & loan tracking
Amortisation that’s actually accurate.
Track mortgages with mixed fixed and variable rate periods, record payments with extra principal, and get an on-the-fly amortisation schedule with balance and interest charts. Paid mortgage instalments count as expenses in the property’s P&L.
Utility meters & tariffs
The electricity bill, in the profit number.
Manage utility tariffs and record per-property meter readings. Costs are calculated and frozen at the tariff in force when you entered the reading — so a later price change never rewrites your history. Energy finally shows up where it belongs: in the P&L.
Service visits & providers
Schedule and complete service visits, link them to a provider, a property and a booking or tenant, and let completion with a cost auto-create the matching expense. Property Managers can record the cost without ever seeing the linked expense record.
Expense tracking with receipts
Full expense CRUD with category, property and payment-method filters, recurring templates that generate themselves, and secure receipt photo or PDF uploads stored privately behind signed URLs at the expense level.
Inventory tracking
Track furniture, kitchenware, electronics and linens per room with condition and status, item photos, and optional expense linking — multiple items can share one IKEA or Amazon receipt. Bulk actions handle whole rooms at once.
Shopping & supplies
Consumables that keep the P&L honest.
An org-level supply catalog, per-property default quantities, ad-hoc shopping needs, and one real shop-run that splits into property-level expenses automatically — so toiletries and water land on the right property’s books. Cleaners see what to buy without seeing prices.
Booking checklists
Nothing forgotten between guests.
Two-stage checklists — pre-check-in prep and post-check-out inspection — configured per property and snapshotted per booking so template edits never rewrite a guest’s checklist mid-stay. Tick items off with one tap on mobile; daily reminders even tell you how many are left.
Multi-tenant by design, redaction by default.
Four roles and property-level assignment mean the right people see the right numbers — your cleaner sees the checklist, your accountant sees the books, and nobody sees more than their role allows.
Role-based access control
The right people see the right numbers.
Four roles — Org Admin, Property Admin, Property Manager, Read Only — plus property-level assignment. Property Managers run operations with financial fields hidden or rejected; Read Only sees without touching. Built for small PM firms where not everyone should see every euro.
Team invitations
Invite members by email; they accept a secure, expiring link, set a password and land in the dashboard with exactly the role and properties you assigned.
Multi-organisation & multi-tenancy
Every property, expense and guest is scoped to your organisation. Data never bleeds between tenants — the foundation that makes Saldovi safe to run a real business on.
Secure sign-in
Credentials login with optional TOTP two-factor authentication and passkey support, JWT sessions, and access that re-evaluates as roles change.
The product, where you actually are.
Property management happens on-site, not at a desk. Saldovi installs to your phone, works offline, nudges you about today’s work, and brings your spreadsheet with you.
Progressive web app
Your portfolio in your pocket.
Install Saldovi to your home screen. It works offline — queuing changes to bookings and service visits and syncing when you reconnect — so a basement with no signal doesn’t stop you working.
Push notifications & reminders
The day’s work, before you ask.
A daily push for today’s and tomorrow’s check-ins, today’s check-outs and service visits — enriched with how much checklist prep is outstanding. App-icon badging keeps the count in view. Every notification type is toggleable per user.
Data import
Bring your spreadsheet with you.
Import existing property data from a spreadsheet to get started fast — your history doesn’t have to stay trapped in Excel.
Light & dark, mobile & desktop
A responsive interface that’s as usable on a phone on-site as on a laptop at the desk, with light and dark themes and mobile sheets that behave like native apps.
See it on your own portfolio.
Bring your short-term and long-term rentals into one place and see the real net on every property — in euros.
